UGA alumni and friends celebrated the 2012 Bulldog 100 honorees at a special event held at the Atlanta Marriott Marquis on January 21, 2012. The evening began with a reception, followed by dinner and the awards ceremony. Keynote speaker, Deborah Norville, anchor of “Inside Edition” and 1979 UGA graduate, led attendees to the highlight of the evening—the release of the final rankings and countdown of the 2012 Bulldog 100.

In the South, wood-destroying insects like termites can be major problems for homeowners. When entering into a real estate purchase agreement, many buyers wisely opt to have a home inspected for wood-destroying insects. The result of this inspection is a document known as a “termite letter.”

What is the importance of the termite letter in Atlanta real estate transactions? According to Brian Lunsford of Atlanta-area termite and pest solutions company Inspect-All Services, the termite letter (also called the “Official Georgia Wood Infestation Inspection Report”) was once required by most lenders in the Atlanta area. Today, however, a termite inspection and/or termite letter is primarily intended to provide a home buyer with valuable peace of mind.

Inspect-All Services, Lunsford says, makes termite inspections easy and affordable by combining termite inspection services with standard home inspections. All of the company’s inspectors are certified and trained at the Georgia Institute of Home Inspectors (GIHI) and are members of the American Society of Home Inspectors (ASHI) and International Code Council (ICC). Each inspector is also registered with the Georgia Department of Agriculture, and therefore authorized to conduct termite and pest inspections.

What’s Involved?

In a termite inspection, says Lunsford, an inspector is looking for visible evidence of any of five wood-destroying organisms – subterranean termites, powder post beetles, wood-boring beetles, dry wood termites, and wood-decaying fungus. Beyond simply looking for evidence of activity, the inspector must also identify any conditions in or around the home that may be conducive to future wood-destroying organism activity.

“For example, if a deck isn’t on concrete, it’s just resting on the ground and also touching the house,” Lunsford explains, “that would be considered a ‘conducive condition.’ It makes it more likely that termites can get into the house.”

The termite letter, completed at the end of the inspection, verifies whether or not evidence of wood-destroying insects have been found.

What If Termites Are Found?

If termite activity is found, Lunsford says, it doesn’t necessarily mean that the home purchase won’t go forward as planned. In many cases, it will simply mean that steps need to be taken to mitigate the problem before the buyer closes on the home.

“If we do find evidence of termites during the inspection process,” he explains, “it gives the buyer the opportunity to either step back a little bit and reconsider or possibly ask the seller to take care of the termite treatment first.”

But some inspectors also offer what’s called a “seller’s inspection.” What’s the difference between a buyer’s inspection and a seller’s inspection? According to Brian Lunsford of Inspect-All Services in Atlanta, the difference is simple. Lunsford, whose company offers Atlanta-area home inspections and termite inspections, says that the majority of home inspections are done when someone is preparing to purchase a house. However, a seller can actually benefit from having an inspection done prior to putting his home on the market. He explains.

Buyer’s Inspection

According to Lunsford, a buyer’s inspection is the type of home inspection most people are familiar with. “Probably 90 to 95% of our home inspections are buyer’s inspections,” he says.

The buyer’s inspection is a standard part of a real estate transaction, and is intended to help a potential home buyer make an informed decision about whether to buy a particular house. This non-invasive examination process typically includes the roof, basement, crawlspace, attic, heating and cooling systems, plumbing, electrical, foundation, and other aspects of the structure.

The benefits of a buyer’s inspection are obvious, Lunsford says. The inspector’s report will make you aware of any potential problems with the property so that you can make a decision about which, if any, items you’d like the seller to address before you move forward with the purchase. The inspector’s report will also highlight items that could become problematic in the future so that you will understand the risks you may be undertaking by purchasing a particular home.

Seller’s Inspection

A seller’s inspection, on the other hand, is generally done before putting a home on the market or as part of a decision as to when (and whether) to sell a home. There are a number of good reasons, Lunsford says, for a seller to consider a professional home inspection.

“This is something a lot of savvy sellers do,” Lunsford says. “It provides the seller with some warning in advance of what a potential buyer might say about their house.”

Having an inspection completed in advance of a home sale allows the seller to identify and address any issues that could prevent or delay the sale of the home. It helps the seller avoid being caught off guard by problems that may arise during a buyer’s inspection, and affords him the opportunity to save time and money by completing necessary repairs in advance of selling.

Lunsford, whose company provides Atlanta-area home inspections, says that the state of Georgia has recently recommended that anyone buying a home within the state have a radon test completed. If you’re in the process of buying a home here, he says, it’s important to ensure that the home inspector you choose is properly qualified and equipped to test the home for the presence of this dangerous gas.

What Is It?

An odorless, colorless gas, radon is the leading cause of lung cancer in non-smokers, and the Environmental Protection Agency (EPA) says that it is responsible for up to 14 percent of lung cancer deaths each year. Radon occurs in nature and seeps into homes from underground. It can build up to dangerous levels without notice. Unfortunately, according to Lunsford, Georgia leads the Southeast in unsafe levels of radon.

“It’s not how the house is built or when it was built,” he explains, “that determines whether a home has a radon problem. It’s a matter of where the house is sitting; it’s in the ground underneath the house.” For this reason, new properties, he says, are at just as much risk of developing radon problems as older properties.

Resolving a radon problem, if one exists, can be quite expensive, says Lunsford. You can expect to spend thousands of dollars to deal with this type of issue, so it’s definitely something you want to know about going into a real estate transaction.

How Is Testing Done?

Three Key Elements of an Atlanta area Home Inspection

Buying a home can be a stressful, costly and time-consuming process. A key part of that process, the home inspection, is intended to help the buyer make an informed decision about purchasing a particular home. It provides an objective description of any flaws in the home, and gives a sense of the risks associated with taking ownership of it.

In some parts of the country (the South, in particular), buyers often choose to have a termite inspection completed as well as a standard home inspection. Some lenders even require it, in fact. But according to Brian Lunsford of Inspect-All Services in Atlanta, there’s a better, simpler way to approach the home inspection process, even when termites are a concern.

Inspect-All Services, Lunsford says, is one of the few companies to offer Atlanta home inspections as well as complete termite inspection services to customers in the metro area. In fact, says Lunsford, Inspect-All Services is a two-pronged business. Not only does the company provide professional home inspections, but it’s also capable of providing pest control, rodent and termite treatment services. Radon should also be a consideration for Atlanta home buyers. Radon, Lunsford says, is a known carcinogen that can’t be seen or smelled, and is the leading cause of lung cancer among non-smokers. Termite Inspection
