When entering into a real estate purchase agreement, many buyers wisely opt to have a home inspected for wood-destroying insects. The result of this inspection is a document known as a “termite letter.” &lt;br /&gt;&lt;br /&gt;What is the importance of the termite letter in Atlanta real estate transactions? According to Brian Lunsford of Atlanta-area termite&amp;nbsp;and pest solutions company&amp;nbsp;Inspect-All Services, the termite letter (also called the “Official Georgia Wood Infestation Inspection Report”) was once required by most lenders in the Atlanta area. Today, however, a termite inspection and/or termite letter is primarily intended to provide a home buyer with valuable peace of mind. &lt;br /&gt;&lt;br /&gt;Inspect-All Services, Lunsford says, makes termite inspections easy and affordable by combining termite inspection services with standard home inspections. Beyond simply looking for evidence of activity, the inspector must also identify any conditions in or around the home that may be conducive to future wood-destroying organism activity. &lt;br /&gt;&lt;br /&gt;“For example, if a deck isn’t on concrete, it’s just resting on the ground and also touching the house,” Lunsford explains, “that would be considered a ‘conducive condition.’ It makes it more likely that termites can get into the house.” &lt;br /&gt;&lt;br /&gt;The termite letter, completed at the end of the inspection, verifies&amp;nbsp;whether or not&amp;nbsp;evidence of wood-destroying insects have been found. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;What If Termites Are Found? &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;If termite activity is found, Lunsford says, it doesn’t necessarily mean that the home purchase won’t go forward as planned. A key part of that process, the home inspection, is intended to help the buyer make an informed decision about purchasing a particular home. But according to Brian Lunsford of Inspect-All Services in Atlanta, there’s a better, simpler way to approach the home inspection process, even when termites are a concern. &lt;br /&gt;&lt;br /&gt;Inspect-All Services, Lunsford says, is one of the&amp;nbsp;few companies to offer Atlanta home inspections as well as complete termite inspection services to customers in the metro area. In fact, says Lunsford, Inspect-All Services&amp;nbsp;is a two-pronged business. Not only does the company provide professional home inspections, but it’s also capable of providing pest control, rodent&amp;nbsp;and termite treatment services. When problems in these areas are found or anticipated, Inspect-All Services is there to provide a prompt, affordable solution. &lt;br /&gt;&lt;br /&gt;“When someone’s buying a house,” Lunsford explains, “they can call us and we’ll&amp;nbsp;perform the home inspection in advance of that purchase. The inspection report is designed to make the buyer aware of any potential “trouble spots” in the home so that he can decide how and whether to move forward with the purchase. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Radon&amp;nbsp;Test &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Radon should also be a consideration for Atlanta home buyers. Radon, Lunsford says, is a known carcinogen that can’t be seen or smelled, and is the leading cause of lung cancer among non-smokers. Inspect-All Services uses state-of-the-art equipment to conduct a 48-hour continuous test for the presence of this dangerous gas. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Termite Inspection &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Termites and other wood-destroying organisms, Lunsford says, are a major problem in the South.
